FOR COMMERCIAL DEVELOPERS

Preliminary Commercial Estimates
Commercial developers need to evaluate figures and costs even before plans are developed to assess project feasibility. At Geoglyphs, our extensive portfolio of million-dollar project evaluations, combined with advanced software expertise and historical data, enables us to deliver reliable preliminary commercial estimates and feasibility reports for real estate developers, owners, and investors.
Pre-Construction Final Commercial Estimates
Once construction drawings are finalized and the design phase is complete, general contractors and subcontractors begin preparing bid proposals. How can commercial developers ensure that these bids reflect market value? And how can they effectively negotiate with GCs and subs without expert estimating services?

At Geoglyphs, our highly detailed pre-construction final commercial estimates provide a solid foundation for planning proposals, securing loans, allocating funds, managing costs, and negotiating with contractors. Our expertise ensures that your bids are accurate and competitive, giving you the confidence to move forward with your project.

For Commercial Design-Build Firms

To our regular clients such as contractors, designers, and developers, Geoglyphs has effectively delivered estimating services and value engineering to design-build firms, which handle both design and construction under a single contract.

Project owners working with design build firms often face budget constraints that necessitate precise estimation and cost control for materials, labor, and equipment throughout all project phases.

Our design-build estimates provide a comprehensive overview of all associated costs, even at the early stage of design typically around 50% completion. This enables owners to make informed decisions. Our estimates generally include:
  1. Costs related to architectural, engineering, and mechanical design, as well as drafting service charges.
  2. Fees for various subcontractors, including mechanical and electrical services.
  3. Labor costs.
  4. Material costs.
  5. Equipment costs.
  6. Man-hours.
  7. Other indirect costs, such as permits, taxes, logistics, and storage

Our Estimation Process

At Geoglyphs, our estimation process begins with a formal meeting among our estimators to discuss and define the scope of work. During this meeting, tasks are allocated to trade specialist estimators based on their expertise.

Following this, the project documents and specifications provided by the client are thoroughly reviewed. Our trade specialists then import the plans using advanced software, measuring dimensions and scales through a point-and-click method to digitally takeoff the quantities.

After completing the on-screen takeoffs, all material quantities are exported to EXCEL spreadsheets and organized by division or according to CSI cost patterns. We leverage our connections with local vendors and RSMeans to ensure accurate, zip-code-based pricing for materials and labor, considering union and prevailing wages, including standard time and overtime.

Finally, a cross-check is conducted by the lead estimator to ensure quality assurance and control of the project deliverables.

What is Included

Our estimation process includes an initial meeting to define the scope of work, reviewing project documents, digitally taking off quantities using advanced software, exporting quantities to EXCEL spreadsheets, and applying accurate pricing using RSMeans and local vendor data. Finally, a lead estimator performs a quality assurance check.

We ensure accuracy by using the latest software for digital takeoffs, applying zip-code-based pricing from RSMeans and local vendors, and categorizing labor costs according to union and prevailing wages. Each estimate is cross-checked by a lead estimator to maintain high standards of quality control.

We use advanced software such as Planswift, Bluebeam, and other industry-leading tools for digital takeoffs, allowing us to measure dimensions and scales with precision.

Material and labor costs are determined through our connections with local vendors and RSMeans, providing accurate, zip-code-based pricing. Labor costs are categorized based on union and prevailing wages, including standard time and overtime rates.
